The keys change hands and the coverage stops. Everything written about real estate is about acquiring it — the search, the offer, the closing. Almost nothing is about the twenty years afterward, which is the part you actually live in.
That’s this section.
Two questions run underneath all of it. What does this cost me? and what does this return? Some work you do because the house needs it and there’s no return to speak of — the roof, the heater, the tree that’s leaning toward the bedroom. Some you do because you want to live differently, and calling that an investment is a story people tell to feel better about the price. And some genuinely comes back to you when you sell, but far less reliably than home improvement television implies. Knowing which of the three you’re doing is most of the skill.
So expect: what to do in spring and what to do before the first freeze, in the order that matters. Which repairs to make before listing and which to price into the deal instead. How to hire a contractor and what a real quote looks like next to a bad one. What landscaping is worth, and what a lawn actually costs you in water and Saturdays. What you can change in a rental and what you shouldn’t spend a dollar on.
And the things themselves. Tools that last, the ones worth buying once, what I keep in the house and what I’ve thrown away. Some of those links earn me a commission, and I’ll always say so. I’d rather tell you what’s worth it than pretend I have no opinion about a snow shovel.
