Here’s what I’ve watched happen for years. A woman decides she’s ready to buy. She saves. She fixes her credit. She reads everything. And she never finds out she qualified for down payment assistance, because the program’s website was built in 2009, the eligibility rules are written for caseworkers rather than buyers, and nobody in the transaction had any reason to tell her.
That gap is most of what this section is about.
Sarah and Aisha both bought. Neither of them got there because the process was fair to them — they got there because at some point each of them stopped accepting the first version of the answer. Two different buyers, two different sets of obstacles, the same turn.
So: what down payment assistance actually exists and who it’s for. How affordable homeownership developments work and what the resale restrictions mean for you in year seven. What to ask a lender that they won’t volunteer. The difference between pre-qualified and pre-approved, and why one of those is nearly meaningless. What happens at closing and which line items you can push on.
Then the other side, which gets covered far less. How to price. What to fix and what to leave. How to read an offer for its terms rather than its number. Selling is a negotiation, and most sellers hand the entire thing to someone else and hope.
And eventually the decisions that come after all of that. Whether the second home is an investment or an expense you’ve decided to enjoy. Whether to keep the family house or sell it. What it costs to age in the home you’re in versus move once, deliberately, while you still get to choose. Those are the least-covered housing decisions there are, and the ones with the longest tails.
